Bingin Villa Management - Terms & Conditions

Welcome to Bingin Villa Management (BVM). These Terms & Conditions outline the rules, expectations, and responsibilities for guests booking and staying at villas managed by us.

By making a booking through Bingin Villa Management, you agree to these terms.

1. About Us

Bingin Villa Management is owned and operated by PT Kura Kura Investasi, based in Bali, Indonesia.

2. Booking Channels

Bookings can be made through:

  • Our direct booking platform
  • Or through our trusted partners including Airbnb, Booking.com, Expedia, and VRBO
  • Each partner platform may apply its own additional terms and conditions. Please ensure you review the policies of the platform you choose.

3. Payments and Deposit

  • To secure your booking, a 30% deposit of the total stay amount is required at the time of reservation.
  • The remaining 70% balance must be paid 60 days before your check-in date.
  • Accepted payment methods: bank transfer or credit/debit card via secure payment link.
  • All prices are displayed in Indonesian Rupiah (IDR) and include applicable taxes unless otherwise stated.
  • Your booking will be confirmed once the deposit payment has been received and acknowledged by Bingin Villa Management.

4. Cancellations and Refunds

  • 61 days or more before check-in: Full refund
  • 60 to 31 days before check-in: 50% refund
  • 30 days or less before check-in: No refund

Cancellations must be submitted in writing to hello@binginvillamanagement.com.

Refunds are processed in IDR and may take several business days, depending on your bank or payment method.

5. Check-In and Check-Out

  • Check-in: from 3:00 PM
  • Check-out: by 11:00 AM

Early check-in or late check-out may be possible depending on availability and must be approved in advance.

6. Guest Numbers and Occupancy

  • Maximum occupancy depends on each villa’s bedroom configuration.
  • Generally, 2 guests per bedroom are allowed, with limited extra bedding options available upon request.
  • The number of guests listed on the booking must match the number staying.
  • Unregistered guests are not permitted without prior approval.

7. House Rules

  • Please respect the villas, our staff, and the local community:
  • Parties, gatherings, or events are not allowed.
  • Please keep noise levels low, especially during night hours.
  • Take care of your belongings and use the safe provided for valuables.
  • Smoking is not permitted indoors.
  • Pets are not allowed unless otherwise agreed in writing.
  • Enjoy your stay and treat the villa as you would your own home.

8. Liability

Guests stay at villas managed by Bingin Villa Management at their own risk.

PT Kura Kura Investasi is not responsible for:

  • Accidents, injuries, or illness occurring during your stay
  • Loss or damage to personal belongings
  • Disruptions caused by events beyond our control (including weather, power outages, or government restrictions)

Guests are responsible for any damage or loss caused to the villa or its contents during their stay.

9. Force Majeure

Bingin Villa Management will not be liable for failure to perform obligations due to events beyond its reasonable control, including natural disasters, government restrictions, or pandemics.

10. Governing Law

These Terms & Conditions are governed by Indonesian law.

Any disputes will be resolved under the jurisdiction of the competent courts of Indonesia.
